Affectionately known as simply “The Peninsula”, the Mornington Peninsula is a boot–shaped area of land jutting out into the sea between Port Phillip Bay and Western Port (Bay), roughly an hour’s drive from Melbourne. Often described as “Melbourne’s playground”, areas such as Portsea, Sorrento, Red Hill and Mt Martha have long been weekend retreats for the wealthy, as well as a those seeking a seaside holiday or change of pace.

More affordable areas such as Dromana, Tootgarook, Rosebud, Hastings, Tyabb, Balnarring and Frankston have also become popular with those looking for a “sea change”, as the area boasts coastal boundaries of over 190 kilometres, (around 10% of Victoria’s coastline) and an appealing mix of scenic forest and bush areas and urban settlements. Average real estate prices also vary considerably, from $200,000 for a unit in Hastings to around $600,000 – $700,000 in areas such as Sorrento and Flinders (with its spectacular cliff–top golf course) to well over the $1,000,000 mark for houses in Portsea. One Mt Eliza property sold for a record $5.85 million, with reported strong demand in the Mt Eliza area for homes with swimming pools, tennis courts and other executive touches.

Whether holiday–makers or residents, the upmarket crowd including CEO’s, politicians and celebrities enjoy not only the seclusion and exclusivity, but the area’s luxurious accommodation, ocean views, extensive wineries and restaurants, a dozen world–class golf courses, fishing, sailing and water sports. There are large yacht clubs at Rosebud, Dromana, Blairgowrie and Sorrento, and a new Marina development at Mt Martha.
